No. This session is not full staging and does not include furniture rental or décor installation. It’s focused guidance using what the homeowner already has to make the space look cleaner, calmer, and more pulled-together for photos.

Not at all. This session supports the existing listing process by helping sellers actually follow through on the guidance they’re already receiving — with less overwhelm and second-guessing.

The visit is 90 minutes on site, followed by a short, prioritized written summary sent after the session.

Yes — I provide practical, high-impact paint and finish guidance when it will meaningfully improve how the home photographs. This is limited to quick-decision guidance, not a full color package.

Light furniture repositioning and styling using existing items may be done during the visit when helpful. This is not a hands-on staging install service.

Yes. Even well-kept homes often benefit from small layout, styling, and visual-noise adjustments that make a noticeable difference on camera.

Either. Some realtors book and include it as part of their service, while others offer it to sellers as an optional referral. Both approaches work well.

I serve Albany, Bethlehem, Delmar, Slingerlands, and nearby Capital Region communities. I’m open to traveling outside this area when needed, with a travel fee depending on distance.
